Luxury vinyl plank is the single most requested floor we install in Collier County, and for good reason: it is genuinely waterproof, it shrugs off tracked-in sand, and it does not move when a seasonal home sits closed for four months.

The difference between LVP that lasts and LVP that dents is the wear layer and the subfloor prep underneath. We specify 20-mil wear layers for full-time households and flatten the slab before laying a plank, because rigid core does not hide a wavy floor.

How the job runs

    Slab flattening

    High spots ground down, low areas skim-coated — rigid core telegraphs anything left uneven.

    Wear-layer selection

    20-mil for pets and full-time living, 12-mil where traffic is genuinely light.

    Sight-line layout

    Plank direction follows the longest sight line so the room reads wider, with randomized end joints.

  4. 04

    Continuous runs

    We run one floor room to room wherever possible so there are no transition strips underfoot.

Is luxury vinyl plank really waterproof?

The core is. A rigid-core LVP floor will not swell from a dishwasher leak or a wet beach towel the way laminate or engineered wood does — which is why we recommend it for Naples kitchens and baths.

What wear layer do I need?

20-mil for full-time households, pets or rentals. 12-mil is acceptable in a lightly used seasonal condo. Below 12-mil we will not install it.

Can LVP go over my existing tile?

Sometimes. If the tile is sound and the grout lines are narrow, we can float over it after a skim coat. Loose or heavily profiled tile has to come out.
