How we approached it
This condo sits empty for months at a time with the thermostat held high, so we ruled out engineered wood early — that humidity swing is exactly what opens seasonal gaps. A 20-mil wear-layer rigid-core LVP handles the cycle without moving.
The existing floor was floating laminate over an uneven slab. We tore it out, ground down two high spots at the kitchen island, and skim-coated the low corner by the slider before a single plank went down.
Plank direction follows the long sight line from the entry to the lanai glass, which makes the great room read wider. End joints were staggered at random lengths so the floor never shows a repeating stair-step under afternoon light.
The result
One uninterrupted floor from the front door to the lanai threshold — no transition strips, no seasonal gapping, and a surface that mops clean after a summer of closed shutters.
